Can a fast closing help me win a house when other buyers are bidding?
August 6, 2026 · Written by Bill Egan, NMLS 7342
Short answer
Often, yes. A seller who has two similar offers will take the one that can actually close on the date in the contract. Speed is not a slogan. At Egan Financial Group LLC the originator, underwriter, closer, and funder are the same shop — not four departments and a national queue. We can write a closing date we can actually make.
01
Why this comes up
You and your Realtor are looking at a house that will draw other offers. Price is only one lever. You want to sweeten the bid with a two-week close so the seller can pack, book movers, and stop worrying about the loan. That fast closing date can be why your offer gets accepted over another one that looks just like it — but only if you know your lender can actually do it.
02
Where this goes wrong
The listing agent likes the two-week close. Then your lender cannot deliver. The file sits in someone else’s underwriting queue. Conditions show up on day ten. The seller’s furniture is on a truck and you are asking for an extension. A listing agent who has been burned will take a slightly lower price that funds over a higher price that might not. The sweetener becomes the reason you lose the house.

What we do about it
We originate, underwrite, close, and fund in one shop. There is no handoff to a national underwriting pod, no wait for a funding desk in another time zone, and no queue of files we do not own. When the listing agent calls, the person who has your file picks up. We will put a closing date on the offer we can actually hit if your documents are in. Speed is the money sitting at the table, not a slogan on a website.

How to get ready
Get a real pre-approval — credit pulled, documents in — before you write. Ask us what close date we will stand behind on this file, then put that date in the contract. Have statements, insurance shopping, and earnest money ready so we are not starting from zero after you win. Tell the agent we underwrite and fund here. A fast close only helps if the file is already in motion.
