What is a final walk-through and why does it matter before closing?

November 4, 2026 · Written by Bill Egan, NMLS 7342

Short answer

A final walk-through is your last chance to check the house before you sign the papers and take ownership. You walk through with your agent to make sure the seller completed any agreed repairs, left the home as promised, and removed their belongings. Problems found then can still be fixed or credited before the keys change hands. We stay available on your file so a last-minute issue does not delay the funding.

01

Why this comes up

First-time buyers worry the house will not match what they saw during showings or what the seller promised after the inspection.

02

Where this goes wrong

A missing appliance or unfinished repair shows up the morning of closing, and the deal stalls while the parties argue over a credit or delay.

03

What we do about it

We keep your loan file ready and work with the title company if a last-minute hold or credit is needed so funding can still happen on schedule.

04

How to get ready

Schedule the walk-through with your real estate agent the day before closing. Bring your inspection report and any written repair agreements.
