How much cash do I need for closing costs besides the down payment?

Short answer
You need extra cash for closing costs on top of the down payment. Closing costs cover the lender’s fees, the title company’s work to transfer ownership, prepaid property taxes, and home insurance. The total depends on the loan size and the house. We put a written estimate, called a Loan Estimate, on your file so you see the full cash to close before you write an offer.
01
Why this comes up
You saved for the down payment, but then someone mentioned more money at the closing table. You want to know if your savings cover everything so the deal does not fall apart.
02
Where this goes wrong
A buyer signs a purchase contract, then learns the cash to close is higher than expected because taxes or insurance premiums were left out of the early conversation.
03
What we do about it
We prepare a Loan Estimate that lists the expected fees and prepaid items so you can see the full amount you need to bring before you make an offer on a house.
04
How to get ready
Look at your bank balances and ask us for an estimate based on a house price in your range so you can confirm you have the cash ready.
