How do I verify a mortgage lender is licensed?

Short answer

Look up the company and the loan officer on NMLS Consumer Access at nmlsconsumeraccess.org. Check the legal name, the NMLS ID, and a license in the state where the home sits. Egan Financial Group LLC is NMLS 2647764, Illinois residential mortgage license 0310003293. If the numbers on the website do not match NMLS, stop.

Why this comes up

A quote came in with no license number, or a familiar commercial is standing in for a license. You do not want to send tax returns to a lead mill that never makes the loan.

Where this goes wrong

You send tax returns to a company that is not licensed in the state where the home sits. They cannot close. Or the individual loan officer is not licensed and the file has to be reassigned late, which can require new disclosures and a new waiting period.
