When do I need a jumbo mortgage?

Short answer
You need a jumbo, or another non-conforming loan, when the amount you are borrowing is over the conforming limit for that property and county. For most one-unit homes in 2026, that line is $832,750. Jumbo loans have their own pricing, reserve rules, and paperwork, and those rules belong to the investor, not to a nickname.

Why this comes up
The home costs more than a “normal” loan seems to allow, and you are afraid jumbo means 20 percent down, a pile of reserves, or a no. You reached out because the search already feels too expensive.

Where this goes wrong
It shows up when the appraisal comes in and the loan amount is over the conforming cap with no plan B. Asset statements are thin for jumbo reserves. Large deposits have no paper trail. Closing is held for documentation a conventional file would not have needed.

We run the file both ways: a jumbo first mortgage, and a structure that keeps the first loan under the conforming cap. Jumbo is a size, not a credit insult. We tell you the reserve and documentation difference on your credit, not a nickname.

How to get ready
Know the 2026 one-unit conforming line ($832,750) and your down payment. Ask whether a second loan would cost more than jumbo pricing. Do not drain every reserve just to stay “conventional” if the jumbo is cleaner. Bring asset statements. Large deposits get questions either way.
