What does it mean when my loan has conditions or is suspended?

Short answer

Conditions are a to-do list attached to an approval: papers still needed before Egan Financial Group LLC can fund the loan. Suspended means the underwriter paused because something required is missing or unclear. It is not a denial. Your rate hold and your purchase contract are still on the clock until those items are in and cleared.

Why this comes up

Someone said you were approved, then a list showed up. Or the portal says suspended and it feels like the house is dead. You called because you cannot tell the difference between a paperwork pause and a no, and your agent is asking for a status you do not have.

Where this goes wrong

This is where deals stall in silence. The homeowners association questionnaire, a gift trail, or a full pay stub is missing. The file sits. Your agent tells the seller you are in underwriting, as if that means progress. The rate hold expires. The seller issues a deadline. You were never denied. You were waiting on a PDF.
