What if the title search finds a problem with the house?

October 28, 2026 · Written by Bill Egan, NMLS 7342

Short answer

The title company must clear the issue before the loan can close. A title search is a check of public records to confirm the seller owns the house free of unpaid liens or other claims. If it finds a problem, the seller usually has to fix it. We track the title work on your file so closing does not stall while the issue is resolved.

01

Why this comes up

Buyers hear that closing can be delayed by title issues and want to know what that means for their file and timeline.

02

Where this goes wrong

A lien from an old contractor, unpaid taxes, or a missing signature on a prior deed can appear late and push the closing date.

03

What we do about it

We stay in touch with the title company, review any exceptions, and confirm the problem is cleared before we schedule your signing.

04

How to get ready

Ask your agent or the title company for updates if the search takes longer than expected, and keep your own documents ready so nothing on your side slows the file.
